
A 1980s ranch home with original aluminum siding, rotted soffit boards, and trim that had been painted over so many times the profile was lost. The homeowner wanted to brighten the curb appeal without going to full vinyl or fiber-cement replacement budgets.
Scope: full soffit replacement with vented aluminum panels, fascia wrap, siding repair and repaint, trim removal and replacement with PVC trim, new gutters, and exterior paint refresh on the entire envelope.
Underneath the old soffit we found significant rafter-tail rot from a chronic gutter overflow. We added a sister-rafter detail to four locations before installing new soffit panels — a half-day add to the schedule that prevented a much bigger problem two years down the road. The owner pulled out the magazine photo three weeks later and the finished house was a better-than-photo match.
